Pre-war co-ops and mansion flats where the kitchen was carved out of rooms that were never meant to hold a 48-inch cabinet. Service runs go through a back stair or a booked freight elevator, not a driveway.

Kitchens here were fitted into rooms that were never designed around a 48-inch cabinet, so the cabinet is often built in tight with the door swing bounded by a wall. That loads the hinge and the seal, and a seal that is compressed unevenly for years is the start of the frost complaint that eventually gets called in. Access is booked with the building before the visit, not negotiated at the desk when we arrive.

  • The interior lighting flickered and one zone stopped answering the control at all. A harness at the hinge had chafed through after years of the door swinging. He repinned it properly instead of taping it.

  • Pre-war co-op off Astor, and the service lift has to be booked before anyone can carry a part upstairs. He planned around that, returned with the damper motor the same week, and the column has held since.

    Aleksy T. · Gold Coast

  • Mansion flat where the kitchen was carved out of a back parlour and nothing sits square. He measured airflow before touching a part, found the return path choked by cabinetry trim, and corrected it.

A description of the behaviour — which compartment, what it reads, when it changed — is usually enough to narrow the fault to two candidates before anyone is on site.
